4 June 2015 · Delegated
2, The Grove, Peel, Isle Of Man, IM5 1lb
Permission was sought to replace an existing conservatory at 2 The Grove, Peel with a new extension. The property is a three-storey semi-detached house within The Grove, a small development of seven traditionally styled dwellings arranged around a courtyard, located within the Peel Conservation Area. The main planning considerations were whether the proposed extension would harm the character and appearance of the Conservation Area and whether it would adversely affect the neighbouring occupiers at 3 The Grove. The existing conservatory already sits against the side elevation of No. 3, which projects significantly further to the rear. The application was approved by delegated decision on 4 June 2015, subject to one condition.
The Department of Environment, Food and Agriculture approved the application on 4 June 2015, subject to one condition. The key planning considerations were the impact on the character and appearance of the Peel Conservation Area and the potential effect on the neighbouring property at 3 The Grove. Both were found to be acceptable.
