This application sought permission to erect a detached dwelling with associated parking on land adjacent to Cliff Cottage, Back Shore Road, Laxey. The site sits within the Laxey Conservation Area. The application was refused in February 2015. Although the design was acknowledged as thoughtful in itself, inserting a new dwelling into the limited gap in the road frontage was judged to be contrived and harmful to the character of the street scene and the wider conservation area setting. Two further reasons reinforced the refusal: the proposed dwelling would unreasonably harm the living conditions of the neighbouring Beach Cottage, particularly through loss of natural light and outlook; and the potential future loss or significant pruning of trees with public amenity value added additional weight against the proposal.
The application was refused on three grounds. The proposed dwelling would appear contrived and out of character when inserted into a small gap in the road frontage within the Laxey Conservation Area. It would also cause unreasonable harm to the living conditions of the neighbouring Beach Cottage, particularly through loss of natural light and outlook. Additionally, the risk of future loss or heavy pruning of trees with public amenity value added further weight to the refusal.
