Application No. 01/1162

1. This approval relates to the construction of a roundabout, the formation of wetland area on the site marked "Lower Accorvoir", and works ancillary thereto, in accordance with plan No. 18 07/048.

1. The development shall be completed within the period of TWENTY-FOUR (24) months from the date of this approval WATCH SELL DELAY TO THIS OFFICE IN DEPANCY OF COMPLETION WITH THIS CONDITION except in respect of any development completed within that period.

1. Subject to the last foregoing condition, the development having been commenced shall be carried on to completion in a workmanlike and expeditions manner to the satisfaction of the Planning Committee and if not so completed within the 30th of FOUR (30) months it shall be a further condition of this approval that the applicant shall submit a new application for consideration by the Committee in respect of the uncompleted development.

1. The area edges brown on the plan referred to in conditions (1) above must be vested in the Local Authority, Braddan Parish Commissioners once the construction works in connection therewith are complete.

1. No approval is hereby implied to any use of any part of the land on the BOURD WEST side of the COOLI ROAD for light industrial or "Business Park" purposes.

1. No development shall take place until there has been submitted to and approved by the Planning Committee a scheme of landscaping, which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development.

1. All planting, seeding, or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner, and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Planning Committee gives written consent to any variation.

1. All roadworks, and works adjoining the highway must be undertaken only after consultation with the Highway Authority, and in accordance with the recommendations of that Authority.
