PROJECT: Replacement of Existing Conservatory with Sun Lounge

Ballaterson Manor is a large detached, one-off character country dwelling in its own grounds on a level site set well back from any main roads in the Ballaugh Curraghs. The nearest neighbouring property is approx 60m away from the main house. It is accessed via a long tree lined drive and enjoys stunning views of the hills and open countryside.
Ballaterson Manor is a large detached property in an ‘Arts and Crafts’ Baronial Style set in grounds of approximately 2.5 acres. It has painted render walls set on a stone plinth approximately 650mm high. The pitched main roofs are covered with dark concrete pantiles but various details such a bay windows, porches and outbuildings have natural slated roofs.
The south facing elevation has a large conservatory (7.5m long x 5.6m wide). During the recent heavy snows the conservatory suffered structural damage to the roof resulting in leaks. It is believed that it was constructed sometime in the 1980’s and is of a system that is no longer manufactured so compatible spares are not available.
The owners would like to take this opportunity to partially demolish the fully glazed conservatory and replace it with a more usable sun lounge that would take in all the advantages of the south facing aspect and panoramic views but with significantly less glass area and a slated roof. The new sun lounge would be fully insulated to current building regulations and could then be utilised and enjoyed year round.
The proposal would include the demolition of the seven-sided faceted end to the conservatory with the room being ‘squared up’ over the identical existing footprint resulting in a slight increase in gross floor area of 3m2.
Even before the current damage yielded the conservatory unusable the owners could seldom use it comfortably, as the environmental conditions created were unfavourable; being far too hot in the summer, freezing cold in the winter and prohibitively costly to heat or cool, furnishings and fabrics would also fade very quickly.
4.0 SUMMARY
Ballaterson Manor is a very handsome country residence with good facilities in a superb setting that is very much enjoyed by its owners.
The somewhat ugly 1980's glazed conservatory was always at conflict with the traditional construction and appearance of the main house. The climate created by the all glass construction meant that it could seldom be used comfortably and as a result of the damage caused by recent bad weather the owners would like to take the opportunity to replace it with a more harmonious sun lounge structure which will be a vast improvement both in terms of building aesthetics and room functionality. Significantly increasing the amenity value of this space and the access to the garden outside.
