Use
The application site is located in a farmstead of approximately 1.8 acres serving a further 66 acres of farmland accessed by a private entrance off Ballakilley Hill (A10). The site falls across the site west to east. All significant mature trees on the site are to be retained and protected.
At present there are three main farm out buildings on the farmstead consisting of a 400m² barn to the north-east used to accommodate sheep and cattle, a 129m² poultry processing unit and a 984m² unit consisting of a 211m² hay storage unit, a 600m² unit with accommodation split evenly between hay/straw/grain storage and cattle accommodation and a 173m² unit to the south-east of the site used for housing sheep and pigs. These units are outlined on the site and location plan.
Amount
The proposals are for a purpose built extension of the existing buildings to be used as an agricultural machinery and equipment store and workshop. The proposed building will have a floor area of approximately 113m².
Layout
It is proposed to site the proposed machinery store at the northern corner of the largest existing agricultural building. This location is central to the site and allows for improved access to the surrounding fields.
The existing access from the highway will remain unchanged.
Scale
The proposed unit is approximately 9.2m wide by 12.3m deep with an eaves height of approximately 3.7m. This provides adequate space required for the storage of the farm machinery and equipment. The proposed unit is of a reduced scale to the larger surrounding farm buildings and is largely obscured from sight when viewed from the public highway. As this application is part retrospective the steel frame has already been erected which will give a better indication of the scale of the proposals.
Agricultural Justification
The proposed development is to be used for the dedicated storage of machinery and equipment that is essential for the running of the farm business. Machinery and equipment that is to be stored include tractors, hay and straw equipment, sprayers, trailers, bailers etc. Currently these items are either been stored outside with inherent security problems and a reduced service life due to weather exposure, or stored within the existing sheep and cattle barns significantly reducing the available space for the housing of these livestock. The proposal aims to address these issues in a sympathetic manner to provide suitable accommodation for the efficient running of the farm.
Appearance
The proposed unit is to be of a similar form to the existing out-buildings and is to be constructed from materials consistent with the adjacent buildings with a palette to match the existing.
Drainage
Rainwater run-off from roofs and paved surfaces is to be disposed of via an on-site soakaway.
