On 8th April 2013, and in pursuance of powers granted under the above Act and Order, the Department of Infrastructure determined to APPROVE planning application 13/00229/B by Heritage Homes Ltd for the erection of two detached dwellings and a terrace of four dwellings (revised dwelling types to those approved under PA 11/00990/B) at Plots A1 to A6 of approved residential development part of Field 134275 to the east of Gardeners Lane and north of former railway line, Poylldooey Ramsey Isle of Man subject to compliance with the following conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing no.s 2290.02.11, 2290.02.12, 2290.02.14, 2290.11.05 rev. B, 2290.11.11 rev. B, 2290.12.01 and 2290.12.02 date stamped the 21st February 2013.
- As required by the approval of PA 11/00990, the last two dwellings of the overall development approved by that application, which include these six plots, shall not be occupied until the areas of public open space shown in PA 11/00990 have been turfed with grass and made available for recreational use and the realignment of Gardeners Lane to the north of the roundabout as shown in PA 11/00990 has been completed.

This decision was made by a Senior Planning Officer in accordance with the authority delegated to them.
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer's report which led to the decision, together with correspondence relative to the application, are available for inspection at the Department.
The proposed development must not be commenced until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
If no appeal is lodged within 21 days of the date of issue overleaf, and this decision becomes final, the Department's public reference copy (counter copy) of the planning application may be collected by the applicant or their agent from Murray House.
Please note that if the counter copy of the application is not collected within THIRTY DAYS following the last date on which a planning appeal can be made it will be destroyed without further notice.
