This application sought permission to demolish a barn at Ballacaroon, West Baldwin Road, Mount Rule, Isle of Man, and replace it with a new dwelling, alongside the creation of garaging. The proposal was submitted as an amendment to an earlier planning permission (reference 12/01057/B). The application was considered and permitted by Committee. Four conditions were attached to the approval.
The application was permitted by Committee. The formal decision approved the demolition of a barn, the creation of garaging, and the erection of a replacement dwelling as amendments to an earlier planning permission.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the demolition of the barn, creation of garaging and erection of replacement dwelling as shown in the submitted documents and drawings SC1185P/10/01, SC1185-P/10/02, SC1185-P/10/03E, SC1185-P/10/04E, SC1185-P/10/05E, SC1185-P/10/06E, SC1185-P/10/07E, SC1185-P/12/01E, SC1185-P/12/02E, SC1185P/12/03E, SC1185-P/12/04E and SC1185-P/12/05E all received on 4th February 2013.
Condition 3
No development shall take place until full details of both hard and soft landscaping works have been submitted to and approved in writing by the Planning Authority and those works shall be carried out as approved. Details of hard landscaping works shall include boundary treatment, footpaths, driveways and hard surfacing materials. The hard landscaping works shall be completed in full accordance with the approved details within 3 months of the first occupation of the dwelling hereby permitted; and all planting shall be carried out in accordance with the approved details in the first planting and seeding seasons following that first occupation. Any tree or shrub which within 5 years from completion of the development dies, is removed or becomes seriously damaged or diseased shall be replaced in the next planting season with another of similar size and species, unless the Planning Authority gives written consent to any variation.
Condition 4
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2012 (or any Order revoking or re-enacting that Order) no extensions shall be erected without the submission and approval of a planning application for that purpose.
