Permission was granted for alterations and extensions to the dwelling known as Great Gates on the western side of the A5 in Santon, along with an amendment to the vehicular access. The application was considered under amended plans (drawing 532-02B). Because the proposed extensions were greater than 50% of the existing floor area, the application was referred to the Planning Committee rather than being decided by officers alone. The committee approved the application, finding it in accordance with the applicable housing policy on extensions to dwellings. The property is described as a two-storey traditional cottage with existing flat-roofed annexes. Permission was granted subject to two conditions.
The Department of Infrastructure, acting through the Planning Committee, approved the application. Because the proposed extensions exceeded 50% of the existing floor area, the application required committee consideration rather than officer-level determination. The committee was satisfied the proposal accorded with the relevant housing policy on extensions.
The extension or alteration of existing traditionally styled properties in the countryside will normally only be approved where these respect the proportion form and appearance of the existing property. Only exceptionally will permission be granted for extensions which measure more than 50% of the existing building in terms of floor space (measured externally).

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
