The proposal involved alterations and an extension to the existing farmhouse at Ardonan Farm, along with a detached car port. The site sits on the southern side of Ardonan Lane, west of Regaby Crossroads, and is designated as private woodland or parkland. The farmhouse and outbuildings are surrounded by mature trees, which provide significant screening from public view and neighbouring properties. The key planning test was Housing Policy 15 of the Isle of Man Strategic Plan 2007, which allows extensions to traditionally styled countryside properties provided they respect the existing building's proportion, form, and appearance, and do not normally exceed 50% of the original floor space. At a 20% increase in floor space, the proposal was well below that threshold. Although the design is modern, the officer considered it still respects the character of the existing dwelling.
The extension adds only 20% to the existing floor space, significantly below the 50% limit in Housing Policy 15. The design was considered to respect the proportion and appearance of the existing farmhouse. Mature tree screening limits any impact on public amenity, and the site's distance from neighbouring properties means there is no harm to private amenity or highway safety.
The extension or alteration of existing traditionally styled properties in the countryside will normally only be approved where these respect the proportion, form and appearance of the existing property. Only exceptionally will permission be granted for extensions which measure more than 50% of the existing building in terms of floor space (measured externally).

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

This approval relates to the design statement and drawing no.s 109/201, 109/202.1, 109/202.2, 109/203, 109/204, 109/205, 109/206, 109/207, 109/208 and 109/209 all date stamped the 31st December 2012.
