In pursuance of powers granted under the above Act and Order the Department of Infrastructure determined to APPROVE a planning application by Mr Gary Coleman, Ref 12/01692/B, for the Creation of a horticultural nursery including alteration to access, polytunnels, storage buildings and associated works (partial retrospective) at Field 134801 Clenagh Road Sandygate Ramsey Isle Of Man subject to compliance with the following condition(s):
Reason: To accord with the provisions of Section 13(1) of the Town and Country Planning (Development Procedure) Order 2005.
site onto Clenagh Road date stamped the 22nd February 2013 is kept free from development or obstruction and maintained as such to the satisfaction of the Planning Authority so as to allow unobstructed views for vehicles exiting the application site onto Clenagh Road.
NOTE The applicant is advised to discuss and agree the detail of the management plan for the management of the ecology of the wild areas within the application site with the Department of Environment, Food & Agriculture (Forestry, Amenity & Land Directorate) prior to formal submission to the Planning Authority.
NOTE The purpose of the required plant species list is to avoid the planting of any invasive species or species that are potentially harmful to the ecology of the surrounding area. The applicant is advised to discuss and agree the list of plant species with the Department of Environment, Food & Agriculture (Forestry, Amenity & Land Directorate) prior to formal submission to the Planning Authority.
NOTE In respect of condition no. 7 the applicant is advised that any submitted scheme will be required to cover the removal of structures from the site and appropriate landscaping of the site to return it to an acceptable rural appearance, together with timescales for the implementation such works.
NOTE The applicant is advised that the erection of signage for the horticultural nursery may require advertisement consent prior to its erection. Should any signage be proposed it is recommended that advice is sought from the Planning Authority.
NOTE In granting this planning approval the Planning Committee expressed their desire for the application site to be maintained in a neat and tidy state so as not to be harmful to the amenity of the countryside and surrounding landscape.

This decision was made by the Planning Committee in accordance with the authority delegated to it. This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005. Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer’s report which led to the decision, together with correspondence relative to the application, are available for inspection at the Department.
The proposed development must not be commenced until either;
Whichever is the later.
If no appeal is lodged within 21 days of the date of issue overleaf, and this decision becomes final, the Department’s public reference copy (counter copy) of the planning application may be collected by the applicant or their agent from Murray House.
Please note that if the counter copy of the application is not collected within THIRTY DAYS following the last date on which a planning appeal can be made it will be destroyed without further notice.
