30 December 2010 · Delegated
Field 132382, Glen Auldyn, Ramsey, Isle Of Man, IM7 2af
This application sought to vary a condition attached to a previously approved service reservoir at Field 132382, Glen Auldyn, Ramsey. Specifically, it proposed an amendment to the roof finish, changing what had been required under condition 4 of the earlier approval (reference 10/00953B). The main planning consideration was whether the revised roof finish would create a significant adverse visual impact on the character and amenity of the area. The officer's assessment found that the site has very limited visibility from the surrounding landscape. The topography of higher land to the south restricts views, and existing landscaping along the eastern and southern boundaries of the site provides further screening. The application was approved by delegated decision on 30 December 2010, subject to five conditions.
The application was approved on 30 December 2010 by delegated authority. The key planning question was whether the amended roof finish would cause significant adverse visual impact on the locality. The officer concluded it would not, given the limited visibility of the site due to surrounding topography and existing boundary landscaping.
