REASON(S) FOR REFUSAL:
- The proposed boundary wall and fence would be contrary to General Policy 2, part c of the Isle of Man Strategic Plan 2007. This is due to the development being overly prominent and adversely affecting the character of the surrounding landscape.
- The proposed boundary wall and fence would be contrary to General Policy 2, part f of the Isle of Man Strategic Plan 2007. This is due to the development failing to incorporate an existing landscape feature (the sod hedge), which is considered to be a visually important part of the site.
This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.
