I refer to the recent appeal in respect of the above planning application.
In accordance with the provisions of the Town and Country Planning (Development Procedure) Order 2005, I am enclosing herewith a copy of the report of the person appointed to consider this appeal.
The Minister has considered the report, concurs with the appointed person’s conclusions, and accepts the recommendation that the appeal should be dismissed. Accordingly, he has directed that the Planning Authority’s Approval of the application under Article 6 of the Town & Country Planning (Development Procedure) Order 2005 should be confirmed, subject to conditions. Formal notice of this decision is attached.

In pursuance of his powers under the above Act and Order, the Minister for Infrastructure does hereby APPROVE planning application 12/01577/B by Carlton Homes Ltd for Erection of a replacement dwelling with associated parking, Fern Glen Cottage, Glen Auldyn, Ramsey, IM7 2AG, subject to the following conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing no. 0790/PL21 date stamped 27 November 2012 and drawing no. 0790/PL20 rev A date stamped 19 February 2013.
- Prior to the first occupation of the dwelling the two on-site car parking spaces shown on drawing no. 0790/PL20 rev A date stamped 19 February 2013 must be set out and capable of use. Thereafter these spaces shall be maintained as such for use in association with the dwelling whenever the dwelling is occupied.
- Prior to the commencement of development revised drawings of the side elevations of the proposed dwelling shall be submitted to and approved in writing by the Planning Authority. These drawings shall include illustration of the positions of the proposed dormer windows to fully accord with the positions of those dormers as shown on the proposed front and rear elevation drawings previously submitted. The development shall be carried out in accordance with the details approved under this condition.
