Permission was granted for the erection of a detached dwelling on a plot adjacent to Arbory Vicarage, Ballabeg, on the Isle of Man. The site lies between Vicarage Close and Arbory churchyard on the northern side of the A7, with Arbory Vicarage to the west and an open, tree-lined area to the east. The application was decided on 2 December 2010 by a Senior Planning Officer acting under delegated authority. Four conditions were attached to the permission.

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This permission relates to the erection of a dwelling and access as shown in drawings 64.4.10 A received on 27th September, 2010 and 63.3.10 received on 23rd August, 2010.
Condition 3
No other development may commence until such times as the new access as shown in the approved drawings and including the visibility splays within the highway, has been implemented and is available for use.
Condition 4
All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
