Department Of Infrastructure Planning and Building Control Division MEMORANDUM To: Senior Planning Officer From: Miss Sarah Corlett, Planning Officer Date: May, 2011 Re: PA 10/1150 - erection of a replacement dwelling, Cronk ny Geayee, Corlea Road, Malew This application was permitted by the Planning Committee and after an appeal requested by Malew Parish Commissioners, was approved on appeal. One of the conditions of the approval issued was as follows: "Prior to the commencement of any development, there must be submitted to and approved by the Department, an amended plan showing a redesign of the proposed gates and wing walls at the entrance; the gates and walling should be lower, less formal, and more in keeping with the rural setting of the dwelling; the development must be undertaken in accordance with the approved amended plan". The applicant has now sent in details of the proposed entrance. Drawings 1.01 and 1.02 show a reduced area of stonework wall compared with the drawings originally proposed - now only gate pillars which will be 1.3 m wide and 2.1 m high without decorative coping or detailing on the top. This is only marginally taller than the proposed entrance gate - a simple vertically boarded gate. The rest of the front boundary will be formed by hedging which is lower than the existing fuchsia hedge running along the front of the site. It is not considered that the originally proposed boundary and entrance were inappropriate or a "major visual impact" as considered by the Inspector. However, the amended entrance proposes a more modest entrance with the vast majority of the frontage being hedging with a simple gate within this. The gate pillars are not ornate and are considered acceptable. The local authority has indicated that it does not object to the amended plans. As such, it is recommended that the amended plan is acceptable and satisfies condition 7 of the approval issued at appeal. Miss Sarah Corlett Senior Planning Officer
