Permission was granted for alterations, extensions, a new detached garage, and changes to the vehicular access and driveway at Mount Auldyn House, Jurby Road, Ramsey. The property is a large single and two storey detached dwelling with an attached garage and store, set within a residential curtilage bounded by a high stone wall along the northern boundary adjacent to Jurby Road. The application included several amendments: the roof over the rear kitchen and master bedroom extension was changed from a flat roof to a hipped roof to match the existing building; external door and screen arrangements to a rear garden room extension were revised; and an existing single storey hipped-roofed building at the front was retained, requiring minor adjustments to the approved front entrance position. The application was decided on 19 August 2010 and was permitted under delegated authority. Five conditions were attached to the permission.
The application was permitted by the Director of Planning and Building Control under delegated authority. The amendments included changes to roof design, revisions to a garden room extension, and retention of an existing front building with minor alterations to the entrance position.
General Policy 2
Development which is in accordance with the land-use zoning and proposals in the appropriate Area Plan and with other policies of this Strategic Plan will normally be permitted
Environment Policy 34
In the maintenance, alteration or extension of pre-1920 buildings, the use of traditional materials will be preferred.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the alterations, erection of extensions, detached garage and amending vehicular access and driveway as proposed in the submitted documents and drawings 1738/08 01, 1738/08 12, 1738/08 10A, 1738/08 11, 1738/08 13, 1738/08 100 E, 1738/08 101 E, 1738/08 102E and 1738/08 110E all received on 25th June 2010.
Condition 3
The proposed garages/workshop may be used only in association with "Mount Auldyn House" and for purposes ancillary to the use of "Mount Auldyn House" as a single dwelling house and for no commercial purposes.
Condition 4
The external finishes of the extension must match those of the existing building in all respects.
Condition 5
The roof(s) must be finished in dark natural slate.
