The Site
The application site relates to the detached dwelling Thie-Y-Schoill which is situated on the eastern side of Kionslieu Hill, Foxdale.
The Proposal
This application seeks approval for the installation of replacement windows to the rear elevation of the property. The existing windows are a mixture of timber casements and sliding sash windows, most of which have Georgian glazing bars. The proposed windows would be uPVC casement windows with Georgian glazing bars.
Planning Status
The application site is located within an area identified as being residential use by the Foxdale Local Plan.
Planning History
The following previous planning application is considered relevant in the assessment and determination of this application:
94/01512/B sought permission for the replacement of front windows and door. This was permitted.
Representations
Patrick Parish Commissioners have not commented on this application at the time of writing. The Commissioners requested that the decision be deferred until 14th June (which has now passed) and the expiry for comment date was 10th June.
Highways Division does not object to this application.
Assessment
The existing windows are a mixture of styles and whilst the sliding sash windows are attractive, the proposed replacement windows would have a Georgian glazing bar pattern and would unify the windows on the rear elevation.
Whilst the building is old, it is not within a Building Conservation Area and the Local Plan does not identify it as building of interest. It is judged that given the above, the proposal is acceptable.
Recommendation
Permit.

The Department of Transport Highways and Traffic Division is now part of the Department of Infrastructure of which the planning authority is part. As such, the Highways and Traffic Division cannot be afforded party status in this instance.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the installation of replacement windows to the rear elevation, Thie-Ny- Schoill, Kionslieu Hill, Foxdale as shown by 0039, 0039A, 0039B, 0039C and 0039D all received 6th May 2010.
I confirm that this decision accords with the appropriate Government Circular delegating functions to the Senior Planning Officer.
