THE APPLICATION SITE AND PROPOSED DEVELOPMENT The application site comprises the residential curtilage of a detached dwelling that is located on Begoade Road in Onchan. The proposed development comprises alterations and reroofing works to the dwelling. PLANNING HISTORY
Whilst the application site has been the subject of a number of previous planning applications it is considered that none of these are specifically material to the assessment of this current planning application.
REPRESENTATIONS Onchan District Commissioners recommend that the planning application be approved. The Department of Infrastructure Highways Division do not oppose the planning application. PLANNING POLICY
In terms of local plan policy, the application site is located within a wider area of land that is designated as open space under the Onchan Local Plan. The application site effectively represents the curtilage of an existing dwelling within the countryside.
ASSESSMENT
The planning application seeks approval for alterations and reroofing works to the dwelling. The proposed development comprises the replacement of the existing roof tiles with natural slate; the replacement of existing pebbledash with smooth painted render; and the introduction of Manx stonework; and the replacement of soffits and fascias.
It is considered that the overall level of development contained within the proposal is relatively modest and represents an improvement to the appearance of the dwelling.
It is recommended that the planning application be approved.
