1.1 The application site is the curtilage of Stoneleigh, Glen Road, Ballaugh which is a single storey detached bungalow which is to the western side of the Glen Road. The property sits within a large plot of land; the majority of the garden is to the north of the bungalow.
1.2 To the rear of the bungalow which is to the west is a river, there is a retaining wall between the property and the river.
2.1 The application seeks approval for the alterations to the rear elevation. The alterations propose the installation of two windows in the sun lounge. The windows would be installed either side of the existing sliding doors. The windows would be white uPVC double glazed windows.
3.1 In 2009 there was an application for alterations to the existing doorway PA 09/00801/B, this application was approved.
4.1 The application site is within an Area of High Landscape or Coastal Value and Scenic Significance and also within an area of Woodland identified on the 1982 Development Plan. While the site is within an area not zoned for development General Policy 2 of The Isle of Man Strategic Plan sets out the general principles of development and therefore is relevant in this assessment, also relevant is Environment Policy 3 which relates to areas of woodland.
5.1 Ballaugh Commissioners have raised no objections in their letter received 27th October 2014.
6.1 The key considerations in the determination of the application are the impacts upon the character and appearance of the property and surrounding landscape.
6.2 The proposed development is considered to be fairly minor; the works would be carried out to the rear elevation and therefore would not be overly visible from the public

thoroughfare. The proposed windows would not significantly alter the character and appearance of the bungalow or the surrounding area in general.
6.3 The proposal would not affect any trees within the site and therefore complies with Environment Policy 3 of The Isle of Man Strategic Plan.
6.4 For the above reasons the application is considered to be acceptable and is recommended for approval.
7.1 By virtue of the Town and Country Planning (Development Procedure) (No 2) Order 2013, the following persons are automatically interested persons:

The development hereby approved shall be begun before the expiration of four years from the date of this decision notice.
Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
This application relates to drawings 01 and 02 date stamped 2nd October 2014.
