Permission was granted for the erection of a conservatory to the rear elevation of Ashleigh, a detached dwelling at Ballacraine, St Johns, Isle of Man. The site sits to the southern side of the highway, with Allanson Nursery to the south and west, and a semi-detached property at 2 The Willows to the east. The officer's report identified the main planning considerations as the potential impact on the amenities of local residents and the effect on the character and appearance of the property. The application was approved on a delegated basis, with two conditions attached to the permission.
The Department of Infrastructure approved the application on a delegated basis, subject to two conditions. The key planning considerations were the impact on neighbouring residents' amenities and the effect on the character and appearance of the property, both of which were found to be acceptable.

In the wider context, it provides visual and spiritual relief from the developed urban settlements on the Island, and provides recreational enjoyment in respect of various active and some less active forms of sporting activity. Open Spaces also provide a means of improving the health and fitness of the Island's population.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.
