8 July 2014 · Delegated
33, Cronk Avenue, Onchan, Isle Of Man, IM3 3df
This application sought permission to replace the existing glazed roof of a rear conservatory at 33 Cronk Avenue, Onchan, with lightweight roof tiles. The work was limited to the roof covering of an already-established conservatory. The officer assessed two main issues: the effect on the character and appearance of the area, and the effect on neighbouring amenity. Because the conservatory is at the rear of the dwelling and cannot be seen from public vantage points, the roof change was considered to have no meaningful visual impact on the wider area. The application was permitted on 8 July 2014 under delegated authority.
The Department of Infrastructure approved the application on 8 July 2014. The conservatory sits at the rear of the property and cannot be seen from public vantage points, meaning the roof replacement would have no harmful effect on the character of the area or on neighbouring amenity. The formal decision record lists 1 condition.
