18 July 2014 · Delegated
Plot 2 Off, Station Road, St Johns, Isle Of Man, IM4 3na
This application sought permission to erect a detached dwelling with an associated garage on a plot off Station Road in St. John's village, Isle of Man. The roughly 42m by 41m site lies to the east of Station Road and is accessed via a partly made-up roadway. The application was refused on 18 July 2014. The deciding authority found that the submission lacked the necessary detail on existing and proposed trees, site levels, and drainage to properly assess whether the development would sit comfortably within its surroundings. The absence of tree information also meant the proposal did not comply with conditions 5 and 6 attached to an earlier approval in principle (PA 11/00241), which had required those details to be submitted.
The application was refused because it did not include enough detail about existing and proposed trees, ground levels, or drainage. Without this information, it could not be concluded that the dwelling would fit comfortably into the village setting without causing visual or environmental harm. The submission also failed to meet conditions 5 and 6 of an earlier approval in principle (PA 11/00241), which required tree details to be provided.
