Permission was granted for alterations, an extension and porch, and the widening of the driveway and vehicular access at Thie Gless, Christeens Way, Ballakillowey, Colby on the Isle of Man. The two main planning considerations were the visual impact on the character of the village and street scene, and the potential effect on neighbouring amenities. The officer found both to be acceptable. On the question of neighbouring impact, the officer noted that the adjacent property at Nr 19b Odins Way has no windows on its northern elevation that could be overlooked, and that the shared boundary is screened by a blank gable end wall and a garage block. The application was approved subject to three conditions.

The officer considered the proposal acceptable in terms of its visual impact on the village character and street scene, and found it would not harm the amenities of neighbouring properties, noting the absence of overlooking windows on the adjacent elevation and the screening provided by existing structures along the shared boundary.

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the alterations, erection of extension and porch and widening of driveway and vehicular access as proposed in the submitted documents and drawings 12/0121/01, 12/0121/02 and 12/0121/03 all received on 4th October 2012.
Condition 3
The external finishes of the extension must match those of the existing building in all respects.
