Planning Statement Ramp leading into newly constructed garage in rear garden of "Jasmine", 3, Auburn Place, Lezayre Road, Ramsey IM8 2LP

This planning application relates to a proposal to change that part of Condition 4 of Planning Approval 23/00313/B relating to the ramp up into the garage.

The relevant part of Condition 4 specifies that the ramp up into the garage shall be the Green Grid Systems Rootbridge 15kN, or its equivalent – effectively Option 3 (refer to Section 5.3.9.3; Page 10 of 12) of the Arboricultural Impact Assessment written by Manx Roots Limited and dated March 2023.

For reasons summarised in my letter (dated 28 March 2025) to Ian McDermott at DEFA (Forestry, Amenity ands Lands Directorate) I wish to replace Option 3 with Option 1 (refer to Section 5.3.9.1; Page 10 of 12) of the Arboricultural Impact Assessment written by Manx Roots Limited and dated March 2023.

I have liaised with DEFA (Forestry, Amenity and Lands Directorate) who have visted the site and agreed with my proposed change.

Throughout the construction of the garage I have complied with Condition 4 (save the ramp up into the garage has not yet been constructed – as per above) and Condition 5. Please refer to email correspondence dated 19 August 2024 between Charles Harrison at DEFA (Forestry, Amenity ands Lands Directorate) and Andrew Igoea (Manx Roots Limited).
