The application does not demonstrate a safe access onto the highway as there are no visibility splays shown on the plan. A visibility splay of 4.5m x 36m is required to the east of the site only as the road is one way westbound. From the plans submitted it is unlikely that this visibility splay could be achieved due to the proximity of the adjacent building no 7 Church road. A reduced visibility of splay of 2.4m x 36m may be acceptable as this is an existing access; however again it is not possible to determine from the plans if this is available. An additional plan to a scale of no greater than 1:250 is required to demonstrate the required visibility.
