29 May 2025 · Delegated
34, King Edward Park, Onchan, Isle Of Man, IM3 2ab
This application sought permission to remove part of a grass bank at 34 King Edward Park, Onchan, in order to create a new driveway and dropped kerb. The property is a single-storey bungalow with an existing front driveway and landscaped gardens fronting King Edward Park. Amended plans were submitted during the process to try to address concerns raised, but the application was ultimately refused. The deciding issues identified in the officer report included potential impacts on the visual amenities of the street scene and, critically, highway safety. The application was refused on 29 May 2025 because the proposals did not provide the required visibility splays, meaning the new access would have an unacceptable effect on road safety on the local highway.
The application was refused because the proposed new driveway and dropped kerb would not provide the required visibility splays at the access point, meaning drivers would have insufficient sightlines onto the local road. This was judged to create an unacceptable risk to highway safety.
