Hi Sophie As discussed and agreed yesterday, re the bat roost identified at the top of the south east gable in the workshop. I confirm that the gable will be repointed and a suitable contained bat box/s will be incorporated into the stonework, as the re-roofing of this building will incorporate a roofing felt which may conflict with the existing roost. I trust this is suffice. Our formal application to discharge the noted conditions will be submitted to DEFA this morning. Best Wayne

Thank you very much for sending all the ecological information through. Can I just clarify what the proposal is for the bat roost in the workshop? The bat group made 2 recommendations, either don’t repoint or re-point but include a bat brick/box. I think you are proposing to leave this area un-pointed but can you confirm that? Other than that I am content. I think a suitable level of assessment has been undertaken and there are adequate, avoidance, mitigation and compensation measures incorporated into the ecological mitigation plan. Considering the amount of birds’ nests found around the site and the bat roost, the precautionary working method statement is fairly complicated, and rightfully so in order to take ensure that wildlife is protected throughout the works. This highlights the need to make sure everyone has read through the statement thoroughly and to obtain advice on anything that you are not sure about, prior to

works preceding. It is not included in the precautionary working method statement at the moment but please make sure that the our contact details are available to construction workers 651577/685963 and so is the Manx Bat Group helpline 366177

Please be aware that as a bat roost has been confirmed on site, it is a legal requirement for you to obtain advice from DEFA, which advises on the method of works, prior to works commencing, as per Section 10 (5) of the Wildlife Act 1990. It will be a fairly brief in this instance considering the small scale of the works. We can provide this to you via email or a letter and we do not charge. Please let me know once you’ve discharged your conditions and I will get this to you. I’ll write it now so that its ready to go whenever you are. Please be advised that I’m off between the 7th – 17th March so contact [email protected] during this period and I will let me colleagues know that this statement is ready to be sent.

In accord with conditions 6, 7 & 8 I have attached herewith the relevant Breeding Bird & Bat Emergence Surveys, the Ecological Mitigation Plan and Low Level Lighting Plan that require discharging prior to the commencement of any works on site. It is proposed to remove the portal frame building asap and to implement the measures described in the 'Precautionary working method statement - Appendix 9 Work Plan'. With this in mind I would appreciate you reviewing the attached asap please (ignoring those details relating to Conditions 2 & 4), and advising if you are satisfied. I will then submit our formal 'Application for Information Required by Condition' to the relevant DEFA Office for consideration, trusting that you will respond to them promptly.
