The application proposed minor changes to a previously approved scheme (24/00729/B, approved September 2024) for a replacement shopfront at 11 Station Road, Port Erin. The amendments covered three areas: repositioning of the shopfront entrance door and associated window, alterations to doors on the rear and side elevations, and changes to a rear window including its sill level. Officers assessed the changes against the Isle of Man's minor change criteria. The amendments were found not to increase the size or scale of the development, not to alter its nature, and not to introduce any new or increased impacts on neighbouring properties, highway safety, or the environment. The changes were judged to remain consistent with the development plan and the basis on which the original approval was granted, qualifying them as genuinely minor amendments rather than matters requiring a fresh application.
The changes passed all relevant minor change tests: they did not significantly increase scale, alter the nature of the development, undermine policy compliance, or create any new adverse impacts on neighbours or highway safety. Officers were satisfied the amendments were minor in character and consistent with the original approval.
