Statement of operation
The attached planning application is for additional use of an existing ground floor annex of the above property to be used as tourist accommodation.
The annex is a one bedroom self-contained dwelling on the lower ground floor of a two storey property. It remains connected to the main house via an internal staircase and when not let as tourist accommodation would remain in use as part of the main house specifically for non-paying guests/family. This internal access can be locked off when in use for tourist accommodation.
The annex has its own point of entry via a ground level external door to the back of the house. This is accessed via an existing sloped pathway and accessed from the front of the property the front services both the annex and the main house. There are 4 steps down from the driveway to the access path at ground level and a sloping path along side of house with hand rail to the annex entrance and outside decking area. Due to this the property is not suitable for those with severe mobility issues or wheelchair users but could be suitable for limited mobility. There are emergency escape routes to the annex of the property via mains of escape window in bedroom and patio doors to main living room .
Parking for guests is provided on a large driveway capable of accommodating up to $4 / 5$ cars although guests would not be offered parking for more than one car. Additional parking for motorcycles and cycles is provided situated on the property.
The property would be offered to let all year round however predicted occupancy levels would be in the region of 15 weeks. This covers the islands main events (TT MGP) as well general visitor numbers throughout the summer months. It is expected that some out of season booking would be made through the year however at a greatly reduced frequency.
No additional staff or employment is required as all house-keeping duties would be performed by the owners. In addition to this the property would not be let for any period where the home owners are not present within the main property.
