Dear Planning Department, Re: Planning Application for 3 x Detached Townhouses on vacant plot at St Olave’s Kitchen Garden, Jurby Rd, Ramsey I am writing to submit a planning application for the above on behalf of the site owners Fairway Construction Ltd. The proposed development is located at the vacant residential plot of St Olave’s Kitchen Garden, which holds current and previous approved applications. DESIGN: The application seeks to make best use of the site in accordance with the Residential design guidance and Isle of Man Strategic plan by providing 3x modern 4 bedroom family sized houses of approximately 3100 square feet. Particular attention has been made to provide an attractive addition to the area with a traditional pitched slated roof with white render, and modern elements incorporating facing brick, cladding, large windows and attractive front and rear landscaping. We believe that this application aligns with local planning policies and will contribute to the community by providing additional housing in an ideal location, whilst visually enhancing the local area.  There is existing approval for 2x larger dwellings of approximately 4900 sq ft. However we feel this application makes better use of the site, creating additional quality housing whilst also being on a lesser footprint as previously approved.
ACCESS: Access is also existing as approved under 22/00444/B. Having previously consulted with highways the wide 6m opening to the entranceway remains the same as do the visibility splays. Within the site the private road will offer a turning area and plenty of parking space. Bike storage is also available within the good sized garages. SERVICES: All mains services are available directly infront of the site either in the pavement or main road. After consulting with Manx Utilities for the existing approved application 22/00444, it was found that the best direction for foul and surface water would be into the existing infrastructure in the main road.
ENVIRONMENT: We have taken into consideration the surrounding environment and have made efforts to ensure that the
design incorporates plenty of landscaping with minimal impact to existing biodiversity. There is no loss to any exiting trees and we have included the planting of new trees along with soft landscaping, plants and shrubs within the development. SUSTAINABILITY AND RENEWABLE ENERGY: The houses will incorporate up to a 10kw Solar array on the South East facing roof which will provide renewable energy and high levels of energy efficiency, in conjunction with the highly insulated and sealed envelope of the internal structure. Added to that Air Source Heat pumps will be provided which will offer high performance with minimal energy consumption. High performance windows, underfloor heating and insualtion will ensure the houses go above and beyond expected SAP and building regulation expectations.
CONCLUSION: Enclosed with this letter are the necessary documents required for the application. We believe this quality of housing to be hugely positive in the local area whilst minimising all potential impacts as much as possible. We feel the high level architectural design, and attractive frontage should see the new development sit well within the local area. The well thought out internal layout will provide an idyllic elevated South facing rear aspect along with an abundance of usable outdoor spaces.
