1.0 Description - 1.1 Planning Application 23/00939/B was APPROVED on 09.04.2025 for:
Conversion of two existing barns into a single two storey dwellinghouse with associated of parking and landscape area, erection of a single storey extension, additional use of the converted house as a tourist accommodation, and the siting of ground mounted solar panels
1.2 This approval is subject to 8 conditions, some of which require the submission of additional information prior to the commencement of works. - 1.3 This report is specific to conditions No. 3, which the applicants are seeking to satisfy. The specific wording of the condition is as follows:
Prior to the occupation of the dwellinghouse hereby approved, the curtilage as defined in Condition 2 shall be delineated in accordance with a boundary treatment the design of which shall first be submitted to and approved by the Department, and retained as such thereafter.
Reason: the interest of protecting the open character of countryside.
2.0 Proposal - 2.1 The applicant's agent has submitted an application form on 08.09.2025 along with:
- o material specifications
- o boundary plan
- o boundary treatment plan
3.0 Assessment - 3.1 The proposed drawings shows the boundary will treated with either 0.6m Manx stone wall on parts of the south boundary, timber post and rail stock fencing on the east and north boundary. There are plan to install timber gates but their location are not specified. However, the location of the post and rail stock fencing is considered sufficient to prevent the openness of the countryside after reviewing the submitted documents, this submission satisfy the relevant clauses.
4.0 Recommendation - 4.1 In this instance of the submitted documents, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 3 of application 23/00939/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
