1.0 Description of the Site and Extent of Demolition

1.1 The Department of Infrastructure - Public Estates \& Housing Division proposes to demolish a section of the Janet's Corner Estate which was not included in the previous redevelopment works. The demolition includes:

Demolition of 31 prefabricated single storey concrete garages which are no longer in use and in poor condition.
Demolition of a Former Single Storey Electrical Sub-Station adjacent the garages in the North East Corner of the site.
The Buildings on the Site have not been used for some time and are run down with some of the existing roof felt degraded and blown off in inclement weather.
Some of the reinforcement within the concrete plank walls are exposed and rusting and most of the garage doors are stuck or inoperable due to rust.
In order to make the site safe and look more presentable the Department propose to undertake a demolition of the buildings and secure the Site Boundary with Timber Hoardings and Heras Fencing.

1.2 The site identified, left untouched after the previous major refurbishment and redevelopment of homes in the Janet's' Corner Estate has been the subject of a number of studies undertaken on behalf of the Department. Due to the current condition, the Department has taken the decision to demolish the garages to provide a safe timber hoarding and fencing around the site until a final scheme for the site can be taken forward to Planning.

2.0 Site Ownership, Security, Hoardings and Heras Fencing

2.1 All garden stone walls on boundaries with adjoining properties will remain in place. 2.2 A 2.4 m High Painted Timber Hoarding will be placed around the site on the North, South and Eastern Boundaries. Braced Heras Fencing will be taken along the Eastern Boundary to follow the line of the existing garage walls. 2.3 The site is in the ownership of the Department of Infrastructure, Public Estates and Housing Division. 2.4 Location: The site is shown outlined in 'Red' on the 'Site Location Plan' forming part of this Application (Drawing 2018-DoI-PEH-10/ 01)

2.5 Topographical Survey: A topographical survey of the site and the adjacent road / site setting was undertaken in November 2019 by IOM Groundmodels and has been used to develop the current drawings attached with this report.

2.6 Site Investigations: Services and Utilities records have been obtained from MU, Isle of Man Energy (Manx Gas), Manx Telecom, Sure, and MU (Water & Drainage). A Notification of Intention to Demolish a Building (Ref: 25/07342/BCD) has been issued to Building Control for Approval.
