1.0 Site Description and Existing Conditions
1.1 The building is located hallway along the West side of Peel Street, Ramsey. Peel St is a continuation of the main shopping street (Parliament St).
1.2 The ground floor is currently vacant but has been utilised as several restaurants and eating/drinking establishments over the years. The upper floors are residential.
1.3 The ground floor is approximately 162m2 in area.
1.4 Planning was granted in 1990 under application PA90/01628/B for the conversion of retail outlet to restaurant and takeaway.
1.5 The above application for clarity did not include the smaller part of the building that is dashed green on the floor layout.
2.0 Proposal
2.1 The current premises is vacant.
2.2 The proposal is for the ground floor to have use under classes 1.3 Food and Drink and 1.4 Hot Food Takeaway of the Town and Country Planning (Use Classes) Order.
2.3 The proposed class uses align with the current permission under PA90/01628/B, however as noted this did not include part of the existing building to the front which is highlighted in green on the floor layout.
2.4 There are no external alterations currently proposed.
2.5 This application is merely updating the previous permission and having the property allowance to cover the entire ground floor.
2.6 Pre application advice was sought in April 2025 and the planning officer confirmed that an application was required to regulate the additional area of the ground floor.
2.7 Internal alterations have not been shown as this will be based on the preference of any potential business renting the space and their requirements. Any internal alterations would of course be undertaken via a Building Control application.
3.0 Conclusion
3.1 It is felt that this application does not give rise to any practical planning harm, is not detrimental or controversial and should be looked upon favourably.
