Dear Planning officer,
I purchased building Ainsdale, 2 Empire Terrace, Douglas, Isle of Man Nov 2004 as sole trader and major renovations slowly done over the years from 2005 to 2011.
Ainsdale floor layout as below:
Ground Floor
2 bedroom flat, entrance via the front door of the property lead to individual flat door entrance, there is a storage room in the corridor, then entrance to the open plan living room, kitchen dinning area, then another fire door at the end of the kitchen area lead to the corridor, there are two bedrooms both with en-suite.
Rear of the ground floor, access to the enclosed roof covered yard with oil tark and boile. Accessed by manager only.
1st Floor

I would like to apply to register the 2 bedroom accommodation on the ground floor as a two bedroom flat as separate use. Flat has been rented to my manager Mike Sandles since 2010, please find attached rental agreement for your reference.
I would like to apply to register 1st floor - 3rd floor for change of use to HMO under a certificate of lawful use. I have been rent the rooms out on the weekly bases since 2005 and tenant stay period varied upon their request, I take DHSS tenants by weekly direct payment method from DHSS by providing the fully furnished rooms, please find supporting documents of DHSS weekly payment for the tenants to myself /Ainsdale from 2010 to April 2023 for your reference.
