_________________________________________________________________ Officer’s Report THE APPLICATION SITE
1.1 The application site is within the curtilage of Oakfield, Tynwald Road, Peel which is a detached two storey property situated to the North East of Tynwald Road. THE PROPOSAL
2.1 The current planning application seeks approval for the retrospective replacement of the existing tiles with "Chatsworth Natural Slate Roof Tiles," and the replacement of the existing rooflights within the front elevation of the property. PLANNING HISTORY - 3.1 The previous applications on the site are not relevant in the assessment of this application. PLANNING POLICY - 4.1 The site lies within an area zoned as "Proposed Residential" on the Peel Local Plan 1989. The site is not within a Conservation Area nor a Flood Risk Zone
REPRESENTATIONS
5.1 Highway Services and Peel Town Commissioners were consulted on the 17th July 2025, of which no consultation has been received at the time of this report, 11.08.25. ASSESSMENT - 6.1 The proposed re-roofing of the front elevation in a tile similar and the replacement of the existing roof lights to the existing property raises no concerns and is considered appropriate for the dwelling and the surrounding streetscene which is mostly slate. CONCLUSION - 7.1 Overall it is concluded that the planning application accords with the provisions set out in General Policy 2 of the Isle of Man Strategic Plan 2016 and Residential Design Guide 2021 having no significant adverse impacts upon public or private amenities. As such the planning application is recommended for approval. RIGHT TO APPEAL AND RIGHT TO GIVE EVIDENCE - 8.1 The Town and Country Planning (Development Procedure) Order 2019 sets out the process for determining planning applications (including appeals). It sets out a Right to Appeal (i.e. to submit an appeal against a planning decision) and a Right to Give Evidence at Appeals (i.e. to participate in an appeal if one is submitted).
