Planning Design Statement – Unit KB2, Balthane Industrial Estate
1. Introduction
This planning statement relates to the proposed sub-divisions of Unit KB2 on Harcourt Drive, Balthane Industrial Estate, Ballasalla, Isle of Man, IM9 2AH, to 2 smaller industrial units.
The site is located within the Balthane Industrial Estate, an established industrial and commercial area with a mix of light industrial, commercial retail outlets, offices and warehouse buildings. The existing building is half of a single sub-divided industrial unit, occupied by a single tenant, which will be internally subdivided to accommodate a storage/warehouse area and a commercial outlet.
The site is accessed via Balthane Road, connecting to a wider road system and the A5. It is situated amongst similar industrial units, with existing, adjacent commercial premises with further industrial development within the wider estate.
The front of the site is predominately hard standing/tarmac to provide parking. The surrounding area consists of light industrial premises, offices and commercial outlet.
2. Client’s Design ConsiderationsThe design of the new commercial unit has been guided by the following key principles:
- Dedicated parking for staff and visitor,
- Secure fire exits,
- Communal WC facilities within new commercial unit,
- Fire, compartmentalism, detection and alarm systems incorporated into the design.
3. Proposed Development
The proposal involves internal reconfiguration of the existing unit while retaining its existing roof and external walls, with modifications limited to internal partitions and works associated with making good.
Each unit will be individually accessible from the front. The existing hard-standing will remain unchanged, with no external changes required beyond the erection of signage (subject of separate application).
4. Access and Parking
The proposal includes designated staff and visitor parking with spaces located in front of the units for convenience.

The external finishes of the building will remain unchanged with the exception of erected signage (subject to separate application).
- 6. Flood Risk Considerations The site is not within an area considered to be a flood risk.
