10 November 2025 · Delegated
11, Christian Street, Peel, Isle Of Man, IM5 1nw
This application sought permission to replace windows and install french doors to the rear elevation of 11 Christian Street, Peel, a three-storey mid-terrace property. The property currently has sliding sash windows to both the front and rear elevations. The application was refused on 10 November 2025. While the proposed works to the rear elevation — including the french door, velux window, and replacement windows — were considered acceptable, the proposed casement windows to the front elevation were not. The front elevation changes were found to conflict with Isle of Man planning requirements on character and appearance. Replacing the existing sliding sash windows with casement windows was judged to fall short of the general standards expected for replacement windows, leading to the refusal.
The application was refused because the proposed casement windows to the front elevation were considered unacceptable. The property currently has sliding sash windows to the front, and replacing them with casement windows was judged to fail the required character and appearance test under Isle of Man planning law and policy. The rear works, including the french door, velux window, and other windows, were considered acceptable but could not outweigh the harm caused by the front elevation changes.
