1.0 Description - 1.1 The proposed application 23/00759/B for the installation of rooflights, replacement of existing rooflights, re-rendering and cladding, roof repairs was approved on 15.10.2024 subject to 4 conditions, some of which required submission of additional information prior to the commencement of works. - 1.2 This report is specific to Condition (3) which the applicants are seeking to satisfy. The specific wording of the condition is as follows:
Notwithstanding the details provided the proposed rooflights must be a Conservation or Heritage type and installed with conservation flashings which allow the rooflight to sit flush with the roof plane, or unless otherwise approved by the Department.
REASON: to ensure that the rooflight is appropriate to the Conservation Area in which it will sit.
2.1 The applicant has submitted a details in relation to the proposed roof-lights along with a duly completed AIRC form on the 12.06.2025. - 2.2 The applicant has provided sketches of the elevations which clearly indicate the locations of the existing and proposed rooflights. They have also provided an invoice to the suppliers of the conservation type roof lights as well as the exact specification that's proposed.
2.4 The proposed rooflights are specified as Conservation the Roof Window M4A 78cm x 98cm. - 3.0 Consultation
3.1 Consultation was made with the Planning Officer that dealt with the original planning application. The advice received 20.06.2025, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses. - 4.0 Recommendation
4.1 In this instance of the submitted documentation and after consultation with the relevant Department confirming that they are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 4 of application 23/00759/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
