PROPOSED SCHEME OF WORK FOR 18 BEMAHAGUE AVENUE, ONCHAN, IM3 4AS Provision of a new UVR Premium + Resin Bound Driveway, Permeable Installation, with Drop Kerb entrance
I have attached a plan of the area to be developed and our preferred contractor has supplied a description of the work to be undertaken
Description: New Resin Bound Driveway Installation.
- 1 - Installation of new drop kerbs
- 2 - Excavate existing surface of area @ 170mm depth & examine surface for any soft spots, excavate any found, if necessary & reinstate with Type 1 MOT
- 3 - Installation breathable Teram1000 Geotextile Membrane
- 4 - Lay & compact 100mm depth Manx Roads Approved Granular Type 1 MOT.
- 5 - Install hard edging or decorative blocks on a 100mm mortar bed, including hunching.
- 6 - Reset & install new Man Hole/Drain Covers for infill with Resin Bound Aggregate
- 7 - Lay & compact 60mm depth AC20mm Open Grade Tarmac Base Course.
- 8 - Mix & Install 20mm depth of Vehicular Traffic Resin Bound Aggregate using Premium BBA Approved UV Stable Resin Binder.
The proposed drive will be of a Permeable Soak -Away construction and any rain water would be absorbed through it's surface, with any excess taken by the surrounding grass/ flower bed areas and an existing drain. There is a natural incline on the construction area towards the building & the drain.
Consultation has been made with service providers & there are no services on the proposed site that would need to be disrupted or diverted. There are gas, water & MT lines that run along the drop kerb area. However, these should be at sufficient depth not to cause a problem, and in the past, other drop kerb sites along the same side of this street have been successfully constructed.
Visibility Splays from a mid-site position 2.4M from kerb attached. Original site :- Visibility Plan 1 - shows that Shrub 1 on the site, partially obstructs the view of the street & pavement, towards the estate entrance. New Driveway :- Visibility Plan 2 - shows a proposal to move Shrub1 on the site, back towards the house by 500cm to gain the required visibility.
Moving Shrub 1, rather than removing it completely, would also keep the landscape profile of the site close to its original profile & to help to mask a vehicle parked on the proposed new driveway. The developer has confirmed that Shrub 1 could be moved successfully, during construction.
We have requested application to drop the kerb from Infrastructure & have been given a form “Mini and Minor Works Application, with Terms and Conditions under S109(A) of the Highways Act 1986. They have initially indicated that this should not be a problem.
