Purpose Statement supporting Planning Application. Erection of a replacement Multi- Purpose Agricultural Shed @ Farrant’s Fort., Jurby Road, St. Judes, IM7 2EN. Reason for repositioning building.
• The existing agricultural shed sits adjacent to redundant agricultural buildings in the form of stone barns.
• It is generally reconised that stone barns of this nature have lost their capacity to be useful as agricultural buildings, but the buildings have an important architectural and historical value.
• To save such values the buildings need to be utilized, to justify any such investment, Farrant’s Fort will need to diversify and introduce another source of income, which we see in the form of tourist accommodation.
• A parallel application has been submitted to convert the existing redundant agricultural buildings into tourist / ancillary accommodation to the main house.
• To attract the discerning tourist to the accommodation the conversion of the barns will be to a high-quality build as near to Passivhaus standards as possible and will be at a considerable cost.
• The proximity of the existing agricultural shed (refer to photographs A, B, C & D) would simply be an eyesore to what could be a truly high-quality example of what Isle of Man tourist accommodation facilities have to offer.
• The multi – purpose agricultural shed is a necessity for Farrant’s Fort.
Purpose of proposed building.
• Storage and maintenance of farming and land care machinery.
• Storage of agricultural materials.
• Housing of livestock in bad weather.
Consideration of alternative buildings on site to accommodate a multi-purpose agricultural shed.
• There are no other buildings on site suitable to accommodate a multi-purpose agricultural shed.
Location of the building.
• The building is to sit in the corner of field no. 122577 hidden by surrounding trees and shrubbery on the north-west and south-west facing elevations. (refer to photographs E & F)
• Adjacent to the main farm track.
• Minimal hard standing required for access to the proposed building from the farm lane.
• An existing ditch runs parallel to the rear of the proposed building which can take the stormwater run off from the building and its hard standing.
• Close to existing services – electricity and water.
Justification for size of building.
• JCB 3CX – 5.63m (l) x 2.35m (w) x 3.61m (h) (maintenance of ditches and general site management).
• JCB 540-140 telehandler – 6.25m (l) x 2.35m (w) x 2.59m (h) (tree and building maintenance).
• Massey Ferguson 4708 Tractor – 4.5m (l) x 1.925 (w) x 2.594 (h) (hedge management, rotovating, grass cutting, hauling etc.
• 2m Rotavator.
• Hedge Flail.
• Tiegal grass cutter.
• Timberwolf chipper.
• Gianni Ferrari lawnmower.
• Trencuhi mini digger.
• Assorted other bits of plant including compressors, blast pots, fuel bowser etc.
