Site Address: 4 Park Close, Glen Vine, Isle of Man, IM4 4HB Proposal: Erection of a conservatory to rear elevation
The Site:
Situated in Glen vine park, the property is in a residential area of surrounding detached properties. The property is positioned approximately 15 metres back from the public highway with hardstand parking for 3 vehicles, the overall site area is approximately 880sqm with boundaries finished with both mature hedging and fencing.
Planning History:
Four planning applications have been made for the site in recent years and construction works are now nearing completion on the works outlined on planning applications “19/01416/B” and “23/00081/B” granted permission in March 2020 and April 2023 respectively. The other two applications “23/00773/B” and “23/00577/MCH” are in reference to the refurbishment / amendment of windows in the property granted permission and refused permission in October 2023 and June 2023 respectively.
Works highlighted in application “19/01416/B” include the erection of a new first floor extension to create two new en-suites and walk in wardrobes for existing bedrooms and new two storey extension to the rear of the property to create additional living space, study and bathroom at ground floor and at first floor increase the size of the existing bedrooms while creating an additional 1no bedroom with en-suite bathroom.
Works highlighted in application “23/00081/B” include the erection of a two storey extension at the front of the property to replace the existing porch.
The Proposal: To erect a new conservatory on rear elevation of property. Location of new conservatory is the most suitable with limited impact to the existing garden space and it is also considered to present limited to no negative impact on neighbouring properties with no overlooking issues present and the boundary immediately adjacent to the proposed conservatory being a mature hedge with a minimum height of 2 metres tall.
