Existing Site The application site is the residential curtilage of Ballacorris Croft, which lies off a long lane from the Clannaugh Road to its west. The site contains the residential dwelling subject to this application along with an existing storage shed and garden equipment store to the north. The ground slopes up towards the Clannaugh Road from the residential property and there is presently a lawned garden area and agricultural field between the property and public highway.
The existing dwelling and storage building are visible from a distance on the A26 Braaid to St. Mark's Road and from the A25 Douglas to Castletown Road, both on the skyline. There are two residential properties to the North East of the application site (one under construction) along with an agricultural building in a field to the North not associated with the application site. Apart from these buildings, the property is surrounded to all sides by agricultural land.
The existing property is a two storey detached dwelling with additional room in the roof, finished with a mixture of textured render and Manx stone cladding. The pitched roofs are finished with natural slate and there is a UPVC Conservatory on the South West Elevation.

Applicant Statement The house was constructed in the latter part of the 1970s, and in the intervening period there have improvements in building materials as well as changes in taste. The extension comes as part of a wider updating of the property, which has already seen changes to the bathrooms, heating and internal spaces. With the kitchen in need of modernisation, the intention is to invest in a larger structure that will allow this to become a ‘family room’ rather than being limited to a ‘cooking area’. The extension is located adjacent to the existing kitchen, but also incorporates larger windows and space for a sofa and eating area. The design also relocates the back door onto a different aspect, which will reduce the impact of the prevailing wind.
We will be looking to incorporate solar panels into the roof area, as part of our wider aim to increase the use of green energy. Investment is also planned into other areas with changes to the windows and conservatory, both of which will benefit from the use of more efficient materials.
Current Proposals This application seeks full planning approval for a single storey extension to the South East Elevation of the property and the replacement of the existing Conservatory.
The applicant would like to enlarge the current Kitchen space afforded to the residential property to create a more ‘open plan’ space more conducive to modern family lifestyles. The proposed extension has been designed to take full advantage of the stunning views over the countryside and onto the East coast of the island whilst creating an internal space that is warm and welcoming.
The external appearance of the proposed extension has been carefully considered to complement the existing residential property, using a mixture of textured render, natural roofing slate and Manx stone cladding which help ensure the proposed extension is sympathetic to the existing. The proposals include alteration to the existing Lounge windows to maximise the views from the existing space whilst helping the proposed extension sit alongside the existing.
The existing Conservatory structure is coming to the end of its life so the applicant would like to replace the Conservatory structure with a new structure of the same footprint and design. It is hoped the new Conservatory structure will be more energy efficient than the existing and the opportunity will be taken to insulate the floor by raising it to the level of the existing house.
Prior to commencement of excavation works for the extension, the Client would like to re-locate three number Manx Palm trees on the south side of the property (see trees numbered 1-3 on CJ Design drawing numbered 2023/58/04). These trees will be relocated approximately 10m from their current position to ensure they will not have any future impact on the extension (due to root spread or canopy spread).
We believe the proposals will have no negative impact on any surrounding residential properties or public views from the nearest highways.
