PLANNING STATEMENT Applicant: Matthew Costain Property Address: Ballachrink Farm, Glen Road, Colby, IM9 4HW Proposed Works: Renovation and extension to existing cottage. Character of Existing Building:
The existing cottage is the original farm cottage, pre-dating the newer farmhouse. It is constructed of Manx stone walls; the original slate roof has been covered with corrugated iron sheets to preserve the interior pending planning approval being granted for the renovation and extension.
Previous Planning Approval: Planning approval was previously granted for renovation and extension of the cottage, together with renovation and extension to the large stone barns. (Planning reference: 13/91357/REM).
The work on the barns has been completed and therefore we believe that there is extant planning approval for the renovation and extension of the cottage.
Therefore, this application is to vary the existing planning approval as for various reasons the plans for the extension to the cottage have been amended at the owner’s request.
Changes to Proposed Design for the Cottage:
It is proposed to raise the roof level and add dormer windows, to increase the useable space on the first floor as this would be too restricted if the original roof level is maintained, however we believe that this change retains the cottage-like appearance of the original building whilst increasing the headroom on the first floor.
It is also proposed to delete the previously approved layout where the cottage extension was connected to the long barn, as this would encroach on the long barn too much, blocking windows and doors.
As the cottage is at an angle to the long barn and the connection between the two is no longer required it is proposed for the extension to be at 90 degrees to the existing cottage for ease of construction and to improve the aesthetics.
The floor space that was used on the approved plans to connect the cottage to the long barn has been used to provide a new kitchen and lounge/diner of desirable proportions.
The extension proposed will be single storey and finished with Manx slate walls and a slate roof to match the materials of the existing cottage.
The proposed bay window with a glazed apex will be of oak construction and this will therefore have similar materials to the existing left elevation of the long barn.
