Re: Planning Request under Road Transport Regulations 2018.
We are applying to have full planning for two items:
- The operation of our goods vehicle from our office location for the Road Transport Regulations 2018.
- Additional use from Class 2.2 (Light Industry) to Classes 2.2 (Light Industry), 2.1 (Office) and 1.1 (Shops) (Retrospective).
- The goods vehicle we operate is in the smallest bracket of heavy goods vehicle having a maximum gross capacity of 6.5 tonnes and is no bigger than our transit vans that we operate from the same location, we have owned the vehicle since 2013 and never had any issues with it being at our office. We currently have 6 parking bays at our location. There are further parking spaces around the industrial estate for many other vehicles too. The use of the vehicle in question is very limited to when we have jobs that require large pipes or any large volumes of equipment to move, it's kept in good condition and isn't an eyesore in the estate.
- The additional use we require is for a showroom we have setup within the front area of our unit occupies only a small area $7.6 \times 3.7 \mathrm{~m}$ and is inside our unit, we also have disabled access into it via a roller shutter door. We have been operating from our current location since 2001 and never had any issues with neighbours or public to this date with our operation. The showroom is to show potential customers the equipment we can provide, and a small range of accessories that are available from the Kärcher product range. Our showroom does not attract passing customers but only gets customers who need to come to us as the Shipyard Road is a dead end so there is no passing trade, and it is away from the town centre. All our customers have the ability to park outside our location without infringing on our neighbours parking spaces. The showroom is only currently open Wednesday to Friday, but we would like to open Monday to Friday if trade increases. It isn't the busiest of showrooms, some days no one calls possibly a maximum of 4 customers a day may come in most of whom are dropping off machines to be repaired.
We still continue to make signs and carry out repairs on electrical equipment including sewage and petroleum forecourt equipment as we have since 1992 when the company was first setup, we are not electrical contractors and do not carry out installation work in homes. We are a small family operation with 3 full time family members and 1 part time operative who works 2 days a week.
