Planning Statement for GGM Ltd for the Creation of an access into Field 324368
GGM Ltd, the farming business currently extends to 280 acres. Of which 35 are cropped annually with spring cereals and fodder crops. The remainder is grass for the support of the grazing livestock. GGM Ltd totals 70 acres in its own right.
The farming business is split between multiple sites across the Island, including Crosby - The Nab and Tops, Baldromma at Maughold, Cronk Dhoo at Greeba and the home base at Cypress โ Ballavitchell Road, where my wife and I reside. Ballavitchell is approximately 1 mile away from the Nab site and field 324368.
GGM Ltd is a farming business that is based around sheep and the finishing of prime beef cattle. The business currently has 250 breeding ewes where the lambs are slaughtered as finished here at IOM Meats along with 50 head of cattle which again, are sold as finished locally.
A new access is proposed for field 324368 as the existing access is now the main usage for Agricultural Building that has been built under Planning Application 21/00174/B. Whilst there is still access out of field 324368 via the shed and yard area, the proposed position of the new gateway would be opposite that in field 320770, this making it much easier to move stock between the fields without the need for extra help from other people saving on time and wages.
The proposed new 4.5 metre wide gateway farm access, 2 metres of type one hard-core will serve field 324368 and the adjoining and neighbouring fields owned and tenanted by GGM Ltd will provide safer access, with improved visibility for both farm and road users. The new gateway will improve the efficiency of moving livestock between fields with less affects to the lane users.
A small amount of nearby hedge (4.5m) would be removed to create the gateway and the hedge either side of the gateway for 5 metres will be lowered to 0.5 metres to allow for improved visibility.
The access road is a single lane with only one property utilising the lane, but numerous landowners have access along the road. The gate way is located in a low speed traffic flow environment, the mph being 15.
