Planning Statement
Dear Mr Thornley As part of my application for a Certificate of Lawful Use or Development I wish to provide some additional information.
I purchased 33 Marathon Avenue in May 2000, the property was found to be in a poor condition throughout and required 6 months of extensive internal renovations before it was habitable.
In August 2002 I renovated the kitchen/dining area located in the existing rear outlet of the property. During the renovations it became apparent that the existing rear kitchen window and door were both found to be in a poor condition and provided little insulation benefit to the property.
As part the renovation work I replaced both items with modern uPvc double glazed units. The replacement window was a bigger frame size to the original one as this was the only stock window size readily available at the time and allowed me to keep the property weather tight.
Whilst replacing the rear door there was the need to make a minor alteration to the roof above. Marley grey plain tiles were used to match the existing roof tile. (photographs provided)
The work was completed by the end of September 2002. I do not possess any photographs of the property prior to starting or completing this work however I have located invoices for the Marley roof tiles, rear back door (delivered to a UK address before shipping to IOM) and the lintels that were inserted when the new window was fitted.
At the time of carrying out this renovation work I was not aware that a formal planning application would be required for this type of work. I carried out the work on the understanding that I was replacing materials that were in poor condition and beyond repair. I now understand that an application should have been made at the time and apologise for the confusion caused.
