Planning Design Statement
1.0 Introduction
1.1 The Department of Infrastructure - Public Estates and Housing has obtained Planning Approval to construct 4 No. Light Industrial Units in Jurby Industrial Estate (PA 19/01102/B.) 1.2 It is intended that the units are constructed as part of the current 'Jurby Initiative' to support the economy in Jurby and provide new Light Industrial work space of up to 640 m 2 . Treasury funding has been made available to construct the units. 1.2.1 416 m 2 of accommodation will be constructed initially, with each of the four units having the potential for an additional 56 m 2 of mezzanine floor space to be constructed. 1.3 Each of the proposed units currently includes for the provision of a glazed personnel door and screen to the front elevation and a pair of security / fire exit doors to the rear elevation.
2.0 Proposed Changes to PA 19/01102/B
2.1 Front \& Rear Elevations: The Applicant wishes to revise the front and rear elevations as follows:
Omit: Glazed personnel door and screen to the front of each of the 4 No. Units Add: Single glazed door to the front of each of the 4 No. Units as shown on revised drawing No.2018-DoI-PEH-04 / P12 Rev. A
Omit: Double personnel / fire escape doors to rear elevation
Add: Singe personnel / fire escape doors to rear elevation
2.2 Site Layout: The Applicant wishes to construct the units initially without any rear yards or timber fencing (as shown on the 'Approved' site layout plan), and with a perimeter gravel path only as shown on the 'Proposed Site Plan \& Location Plan' noted below.. 2.2.1 The Applicant wishes to retain Approval to construct the rear yards and erect the timber fences should there be a requirement for these by incoming tenants.
