Permission was granted for the erection of a dwelling at Plot 3, Field 614664, Ballaragh Road, Laxey. The proposal was an amendment to a dwelling already approved under an earlier planning application, essentially presenting a handed (mirrored) version of that previously consented design. The site slopes noticeably, which affects how the building is perceived. From Ballaragh Road the dwelling appears as a single-storey structure, while from further away to the south it reads as two-storey. The officer considered these visual characteristics as part of the assessment. The decision was made on a delegated basis and permission was granted subject to three conditions.
The application was approved by a delegated Senior Planning Officer on 31 January 2011. The proposal was essentially a handed version of a dwelling already approved under a previous planning application, making it an amendment rather than a new scheme. The sloping site means the dwelling reads as single-storey from Ballaragh Road but as two-storey from more distant views to the south, a characteristic the officer took into account.
Policy L/RES/PR/6 (Area 7)
This land will be considered suitable for the development of a maximum of three new dwellings. Access and drainage arrangements must be made in accordance with the requirements of the Department of Transport. Prospective developers are advised to consult the Isle of Man Water Authority to ensure that an adequate supply of water may be provided to the development.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

This approval relates to drawing no.s HLK/10/0271/1, HLK/10/0271/2 and HLK/10/0271/3 date stamped the 17th December 2010.
Condition 3
Prior to the occupation of the dwelling the vehicular access arrangements and sight lines must be set out in accordance with drawing no. HLK/10/0271/2 date stamped the 17th December 2010.
