I Helen Margaret Radcliffe nee Wade wish to apply to have the Agricultural occupancy Condition No 4 re application No89/0768 dated 21/09/1989 in the name of P. Radcliffe Removed from the property Arderry Ballaugh Glen.
The property is a four bedroomed bungalow with a double integrated garage, driveway And garden situated in Ballaugh Glen Ballaugh. IM7 5JE.
The property was built and completed in 1992 on land which was part of Carmodil Beg farm At the rear of and adjoining the property Cooil Coar which was also built on land at Carmodil Beg belonging to my parents John & Margaret Wade. The plot of land the property Is built on was purchased from them at an agreed figure in 1990.
Carmodil Beg Farm original building was sold in 1988 and Carmodil Farmhouse in 1991 the associated land 29 acres was retained by J. & M. Wade; this land supported the original planning application for Arderry in 1989. Peter Radcliffe my then husband the original applicant for the planning permission supported my parents with the farm work part time.
John & Margaret Wade farmed Carmodil Beg until John Wade's death in 2013. Margaret Wade is now the sole owner and she has not actively farmed the land since 2013. It is currently let on a short-term basis to a local farmer, who has his own livestock and machinery to maintain the land. Carmodil Beg land and Agricultural building is currently being marketed with Cowley Groves Estate Agents Ramsey office. This land and agricultural building are not involved with the Arderry property.
Peter Radcliffe listed on the original planning document no longer resides at Arderry Ballaugh Glen And has no interest financially or otherwise in the dwelling. We divorced in 2016 and the ownership Of the property transferred solely to me Helen Radcliffe in July 2017.
With reference to note 4 on the schedule of conditions on the planning approval document. No person now residing at the property is employed in agriculture and there is no associated farm To be employed in agriculture.
The property has been valued by two agents showing the value with and without the agricultural condition. The property is not for sale.
The property has been rated at full rates by IOM Government Treasury rates section every year since completion in 1992 and not as an agricultural dwelling. The only mains services to the dwelling are Electric, Telephone and Water. There is no mains sewage this is provided by septic tank which involves extra cost over and above the yearly rates.
Therefore, I wish to move forward and request that the agricultural occupancy condition no 4 be removed from the property.
