In pursuance of powers granted under the above Act and Order the Department of Infrastructure does hereby REFUSE the following application made on behalf of:
Name: Mr Gerald Daniel Horisk Proposal: Approval in principle for the erection of a detached dwelling at: Land Adjacent To Kella Sheear Kella Road Sulby Isle Of Man
which was considered on 21st August 2012, for the reasons set out below.

Reason(S) For Refusal:
- The development proposed by the planning application represents unwarranted and unsustainable development within the countryside. As such, the proposal is concluded to represent unwarranted development within the countryside contrary to the provisions of Strategic Policy 1, Strategic Policy 2, Strategic Policy 10, Spatial Policy 5, General Policy 3, Environment Policy 1, Environment Policy 2 and Housing Policy 4 of the Isle of Man Strategic Plan 2007.
- The planning application fails to provide sufficient information to demonstrate that appropriate vehicular visibility from the proposed access can be provided and it is unclear whether the access would be shared.
This decision was made by the Development Control Manager in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
